The DST I purchased with Allegiancy (Alorica DST in Ft Worth, TX) did not do good due diligence (in my opinion) regarding the structural quality of the buildings they purchased for this DST in 2022. 

How do you factor that unknown future expense into the ROI?  

That said, don’t underestimate the power of building relationships before you pitch a deal.

For deal flow, you can either work with a realtor or build relationships with wholesalers.

Issues 1) even garage conversion ADUs in single family zoned areas typically cost more to build than the value that they add.
