So yea thats why i really want to go to this auction i have no experience with water/ storm damage i just want a place to keep a boat...What are some best case and worst case senarios the pictures of most houses with the open houses have dry wall cut out about halfway up the wall and most floors ripped out except for some plywood etc.... the ones with no open house have been deemed unsafe for entry by the State of NY so they obviously need more repairs than i am willing to do....Thankyou all in advanced

Usually I would move on but the property might make a good rehab project; it is however very risky in that the property has been vacant for a very long time and actual repair estimates if in excess of the current estimate, might cause some problems.These are some of the numbers:ARV = $165K (but, Zillow =190K, homesnap=189K, homes.com=$145K, realtor.com=270K, eppraisal=$312, average=$221K)Repairs = $52K (based on sellers contractor, unverified.

If you have to borrow hard money, or are looking for a huge return then it's definitely dried up compared to 2/3/4 years ago.
