Why do you think purchase contracts are so long and have such small print?

Business loans typically won't let you purchase a property if you read the fine print.

My mother purchased a property on 2011 for 480000 in California.

Foreclosure sale could sell at same price as original purchase, but with accrued interest and fees, all LP equity gone.At the end of the day, all LPs loses boil down to an issue with cash flow available and/or a decline in overall values.  

One was purchased a  few years ago by an out-of-state owner who has decided to sell and has doubled in value.

I am just trying to wrap my head around at what purchase price does this property cash flow. 

Most rehab loans offer 85 to 90 percent of the purchase price and 100 percent of the renovation costs.

Purchase price: $294,500 Cash invested: $144,000 This was my first commercial MF and off market deal.
