That being said, there are also a million ways to waste money in Las Vegas, from gambling to strip clubs, to dining and drinking out frequently & shopping for non-essential items.

It is a beautiful area with great parks and trees and plenty of shopping, churches, dining, wine bars and fun things to do.

To answer your questions:Sources of capital - friends and family when starting out. once you have a track record of having done deals, you are more likely to find investors that are not direct connections from meetups, referrals, marketing, etc.Where to connect - dining room table, then expand out.Structure, analysis, etc - there is too much to cover.  

Main house, Open floor plan with kitchen, dining area and living room, large family room with 2 bonus rooms in the newly refinished basement, family room with wood stove, office area, loft and more.

Though, you should make sure the living room, kitchen and dining room are fully furnished.
