No damaged cabinets or damaged woodwork to be found!

Based on past caselaw, there are at least different three methods for calculating these damages. 

NE Ohio has had a tornado and a couple of fires over the last 50 years, so not sure there is much of a risk. you came here asking what the insurance is for if not just to replace property damage.

The buyer is threatening to undo the sale or claim for damages as they were not disclosed of the new leases.Do you guys have any opinion on this case?

Basically this makes the insurance useless even though they claim to cover up to $8,000 in repairs of a damaged sewer line.

I could see lots of folks with limited equity and no flood insurance on their house walking away from the mortgage before spending the tens of thousands of dollars to fix flood damage.

I would push back a bit and tell them you will keep the damage deposit for them breaking the lease. 

we inherited some tenants from the purchase. they are not easy to manage and created some damages to the plumbing; but they are paying the rent just always late.

He had to deal with many of the exact same issues; non-paying tenants, turnover/foreclosure, and even repairs.Just as an example, he had a lower income couple buy a home from him and they had a bad storm come through and damage the roof.

We just had our tenants move out and I'm trying to figure out how to charge for some of the damages.
