That kinda surprised me because I thought if I could sell a few properties a year, I could be making six figures, and they said most people come into the business thinking that way but are disappointed.

has anyone had any surprises or disappointments working with these people that they dont tell you upfront?

You will always be disappointed with your decision.Personally I would terminate based solely on the daughter being a illegal tenant if allowed under your state regulations.

Options apart from the commercially listed rental homes/appartments on the MLS often leave me disappointed and with limited inventory to review.  

For example I inspected 4 (disappointing) houses last weekend and could probably save you a bit of time!

Search on the topic and you wont be disappointed.

You make a lot of money with very general information and concepts directed towards a very broad audience.With that being said, you'll probably end up disappointed with most popular books.

I'm just very disappointed.

I have 10 years to go and I much rather get out and play in the real estate world however....I know for a fact that 10 years down the road I will see my peers and where they are at in their careers and get  be very disappointed...I am going to try and stick it out for the last 10 years and during that time buy houses along the way.
