Look into insurance policies designed to cover tenant intentional damage or gross negligence, as well as unpaid rent.

Basically unique design ideas come with unique prices.

Also - is there a unique type of mortgage designed for this scenario, rather than the 15Y or 30Y?

Or maybe, that's just a function of suburbs in general, where they are designed to be comfortable (so defacto, no small multifamily)? 

Also a particular pet peeve pain point for me is designers. 

More importantly, they executed post closing operations and duties seamlessly with excellent design, furnishing, launch and management.
