Again you can buy more properties in lower asset class area, but it's less efficient.There are many threads about appreciation, so i won't repeat it here, but my guidance to you is to think through the difference between appreciation and inflation. 

I think most people would agree that a single family home is better than a condo for a long term rental.

After 2 years you can apply for a “Rent consideration” (I think that’s what they called it) as long as you still live there and that may allow you to increase rents by more than the annual allowance (probably designed for unit that are very low rents).
