Finding a good attorney who specializes in structuring real estate partnerships is critical as well, they can help you figure out the best way.  

I wanted to get all properties in contract because one of them was critical to my long term plans. 

Another idea....if you had any solid candidates you showed the units to but they did not apply, perhaps ask them for some constructive criticism about the building?

If they are in a "must sell" situation, they are likely to take a lower price, and the more critical that motivator, the lower the price they will take.

And yes with flipping, controlling the rehab costs is very critical.
