Either take a big loss all at once or bleed a little each month.Now, I've just painted a horrible picture.

-Almost all of the rental properties in Birmingham have either been foreclosed, sold cheaply to stop the bleeding, or are in the process of DIL or short sale.

Less than 10% in multifamily, but that will likely swell to 50% within the next year, as we start syndicating deals. 

Would that potentially bleed into a commercial thing?

They know the system, and they know that they can bleed you for 3-5 weeks of free rent if they just follow the process.Whenever this happens to me, I realize that these folks are more professional at being tenants than I am at being a landlord...

And then you you’ll make most of your gross rents in 4-5 months and you bleed for the other 7-8 months.

Recently, I had to fire my contractor b/c I had to stop the bleeding.

If you do not know your market at the street by street level, you will almost certainly be sold over-priced junk that will bleed you dry.
