Investing in Ohio, specifically Cleveland,  is a great idea in my opinion.Recently, we have been breaking grounds on large development plans such as the Cleveland Cavalier's Perfomance Center, Blue Abyss aerospace training facility, Sherwin Williams HQ, and not to mention the multi million dollar Metro Health development that was completed recently that has just started adding rapid appreciation in the Clark-Fulton area.These projects will only increase demand and most are in the beginning phases.

I came across a random podcast talking about FL's market crashing due to inflated cost with too low of a demand, along with refusal to cover storm/hurricane from insurance agency ( I admit I haven't researched the truth behind this one), assuming it pushes owners/investors to go to private thirds at a massive premium.

I do have to agree with @Chris Seveney that this forum topic is one of the lower trafficked forums, which may make the split not as effective, and instead of breaking them up into their own individual topics it may be more appropriate to dissolve the topic entirely and keep the discussions for Tax Liens and Mortgage Notes under the Real Estate Private Lending Forum.I will leave the topics alone for now, monitor the activity over the next few weeks to see if there is an increased demand in these topics, and keep you informed if there is an update to the topic(s)!

@Marty Rogachefsky this does NOT sound like a Class B area, more like Class C at best.Also, from your description, sounds like a Class D property.Your PMC should be able to send you the S8 Property Standards for your review.You could also "accept" a S8 applicant and schedule the S8 inspection, just to get the list of repairs.In our opinion, if an owner won't keep their property up to S8 standards, which are not that demanding, then they are a slumlord.
