And there's the inevitable caveat that if you're an all-cash buyer, can wave contingencies, etc. you should be able to negotiate more aggressively with the motivated (time sensitive) sellers of the region.Now if you're talking about commercial multifamily, it's a little easier to back-compute (for lack of a better phrase) the purchase price that makes sense for you because you are looking at ROI, cash-on-cash return, etc.

Is correct.Discount % is just how much you're saving against market value.Could be 0% could be 1% or 20%It a matter of how much $ you get off the market value.A fully rehabbed property listed on the MLS will probably have no discount or might even price above market in a hot area.A property found off the MLS with lots of condition issues will have a deep discount.How much of a discount depends on the situation and your negotiation skills.How you're paying for the property can also impact the discount.If you're coming with cash and waving contingencies you can also get a discount.

I do wave the late fee the first time a tenant is late (but I make it crystal clear that this is a one time waiver)I discount my late fee by 50% if a tenant notifies me on or before the first and pays th 4th- 7th as agreed.

We still aren't out of the woods from the mortgage crash, much of the money generated from poor practices ended up in commercial loans, those foreclosures are still in waves. since many bad loans have been reset, they are now increasing home foreclosures, again, it takes decades to recover, not years.

Now, one thing to consider in PR is this, first in PR in some areas the power service either briefly goes out or you have "brown outs" that can get your wireless lock disconnected from the Wave-Z Hub or the Wifi Router and the lock won't always reconnect when the power comes back.

And guess what: the custodian is off the hook, it is the account holder who totally responsible (just read the account application with any custodian and you will see that they wave all the liability).
