@Sam Alpha If you rent the old primary residence (one you are trying to sell) and move into the new one, then you will be fine.

@Sam Yi I would highly suspect that you can't have a "no gun" clause in your lease. 

It Is uncle Sam's way of saying thank you for put up with this. :) in our case we will save over  $50,000 of Capital gain taxes.

I know out of state investing isn't ideal but my tax preparer told me after I started working, " you need to have a baby, buy a house, or open a business otherwise Uncle Sam will take your money" real estate investing was the way to go!
