Any question around zoning, mother-in-law suites, ADUs, house hacking, etc., Denver's zoning department is my first call.

We are going to manage as Traveling nurses first since it is a 4/3 (good BR to Bath ratio) and 2nd garage.

The beneficiaries (Mother -67 and aunt in-law-61) would like to pass the home down to my wife and I (33 & 34).

So, I made the mistake of listening to my mother to said, "don't buy anything you have to clothe and feed" and I sold my 6 homes and invested $1 million into a syndicated real estate deal for 2 K-Mart shopping centers and lost every exactly $1 million plus another $50,000 for attorney fees.I started earning 20 times as much money when I stopped taking advice from real estate brokers.

My mother went through one and she just hired a couple college kids to move all the stuff so she did not have to.

It’s in bad shape because she moved out over 11 yrs ago to live with my mother and other family left it unattended and well we know how it goes w vacant homes so that’s that.

I am looking for a contractor/company who specializes in remodeling bathrooms and kitchens to help mom stay at home safely and avoid having to go to a nursing home. 

Could also be a single family with and ADU or mother in law unit.If one person can qualify for the loan by themselves then only they need to be on the loan.

I'm a travel nurse; this is obviously wonderful as I have a great DTI and the capital for a down payment, but I'm feeling lost when doing my deal analyses as to where I should purchase first...

we will be adding a bedroom to each side turning as well as a second 3/4 bath to each side and then renting to nurses.
