i still am. the second point why we update so heavily up front is because i dont want call backs. i hate that stuff, so it's not as hard to do it at the moment ourselves.the other day i pulled a "retirement number" out of the air and it's 35. who knows what will happen in the years to come.

@Guy-yes agreed with the contract...had a good teacher to make them as specific, air tight (as can be) , and with my lawyer to protect my interest and money.

@Thomas Lorini - I use 100% legal homes,with fire extuinguishers and alarms to air egress windows, no question everything is above board.I use a PM who charges about 9%/month management plus $200/lease.
