My feeling is that most of the good ones simply aren't that interested in wasting their time with investors when they can charge more from owner-occupants that need work done.I learned what not to do -- enough I could write a short article on it (still too embarrassed to publish it).

5.75%, BUT since you're still evaluating things and whatnot, rates are still climbing while you're on the fence, so assume 6.25% to be conservative.
