I wouldn't mind spending the time on rehab, and seeing as how I will be using a low down payment to owner occupy for a year I should have some reserve funds to do upgrades.

I know the numbers don't look good upfront but I think the possibilities are great in time once I chisel away at 15,000 in upgrades/repairs. 

One being not enough slots in circuit breaker and the other the main panel would need to be upgraded along with wiring to the subpanel to handle the heavier power.i like the point of service use you mentioned.
