FHA is 3.5% down and you can do an FHA 203k Streamline loan for purchase and up to $35k for rehab pretty easily.Then you buy the property, rehab it, wait one year and refi - you should have enough equity to refi out of the PMI.Look at my last post here, talks about a BRRRR variation that might apply.

., there are more complicated identification methods than “identify three and close on one”) and some tricker variations on vanilla 1031 exchanges (e.g., reverse exchanges, construction exchanges etc.) but the general idea is you take your money from property A and move it to property B and use a special company (the exchange intermediary) to make sure you don’t touch the money in between, and you don’t have to pay taxes from the sale of property A because all the money went directly to property B.Hope this helps!

Finally, we served the 3-day pay or quit on July 8, 2019, went to mediation Aug 20, 2019, trial Aug 22, 2019.Despite the contract clearly stating that Bridgehouse would pay us rent regardless of whether tenant pays them, Bridgehouse taking care of all damages to property....we have not received any money from Bridgehouse.
