Other profit centers (mortgage paydown, appreciation which may be negative in your case, cash flow over the full life, and tax benefits) ... project them all out using long term average historic appreciation rates (CAGR over decades spanning multiple RE cycles, for both rents and prices) for that hood and compute IRR ... this will give you a much more complete and realistic picture of how the investment is most likely to perform.This is the analytical framework for how to assess the financials ... the important underlying question though is why are prices so depressed and not keeping up with inflation?

Based on 2500 reaching 4500 people (I did the numbers at listsource and postcard place and signage provider) if that gets a response of .01 % and of those 45 if 10% do the deal and I get it sold at an average of $5000/deal that would be a return of $4000 or %60 return in a 30-60 day span.

Also with buildings essentially being disposable, and "reforming" only able to be done after 1990 something. does anyone have a plan for the investment when the usable life span begins to run out and vacancies begin to increase?

Per my husband who is a certified A/C contractor in Florida, the average life span of an a/c system is 15 years but the price totally depends on the size of the unit.
