I adjust my pricing weekly but the new tools that HA/VRBO has allows to me to see spikes in demand and how my pricing is against an average of over 200 competing properties so that I can quickly see where I need to adjust my prices.

@Nathan Brooks - I like to see at least $150/door to protect against the downside risk that rents could decrease or that some expense could suddenly spike, like water/sewer or tax rates.
