I would not invest in real estate with a retirement account.Its too much of a headache and likely not that much better as an investment alternative within a retirement account1) Real Estate provides tax benefits for individuals who own them.

Alternatively if you feel confident in the higher value, I would ask if the lender is open to doing an independent appraisal ordered by an AMC instead of a desktop one. 

As an alternative, would a cash-out refinance, a home equity loan, or a HELOC make sense for you?

the market is unforgiving right now, and if you buy a random property by looking on Zillow and turn it over to people you don't know to manage, you'll lose money.with respect to your specific question, if the property is safe, clean, and priced correctly, it will rent. but that doesn't mean you'll make money on it. 

Alternative options include offering a significant down payment, a lease-option agreement, a joint venture, or a deferred closing to align with John's timeline.

hey tim, i should have been more clear. i will be doing all of the property management per se, just looking for an organizational tool via an app or software that will consolidate the communication for my duties. i only have one out of state property and just dont think the amount paid is worth the relatively low stress of this specific quality property and tenant pool. i will look into stessa and buildium- thank you for the recs!
