I would love to be able to find a HML lender willing to loan so that I may refinance after the seasoning period.

Keep in mind the rental market has been changing seasonally these last few years so what is on the market this week seems to be setting the market price especially this time of year going into rental season.  

Take advantage of the seasonal tourist market premium.  

Put the funds in your wife's account and season it so its her funds.

It's an excellent place for both new and seasoned investors to gather, network, and delve deeper into specific investing topics or strategies.If you plan to use private or hard money, the barrier of entry is a bit tougher for new investors.

LOL -  I actually like tax season now. :)  This year was a $45k return! 

You can either refinance with a commercial loan at worse terms or you can move it back into your name and wait 6 months for the deed to season. 

Purchased in February 2023, rehabbed until June, listed the Airbnb in June for the high season, rehabbed the basement in October and refinanced in December.
