You are responsible for obtaining your own casualty and liability insurance. 

If a lender isn’t responsive during the initial stages, I’ve learned that’s a strong indicator that it’ll be a painful process all the way to closing.

This is just them being just being hyper in response to see shorts and creating a deeper end of it.  

If you aren't doing the work yourself, make sure you vet contractors as much as you can.Of course look at their previous work, but also consider their responsiveness, ability to meet with you, years of experience, etc.

Between risky behavior of bankers and then the government not wanting to make a housing crisis worse, 15% down programs are the best we have right now. 10% down is still available for vacation / 2nd homes, but for the purposes of conventional investment loans - 10 down. 

I have taken the responsibility with running rough numbers for multi-million-dollar purchases.

I am unsure which is right for that purpose or if it really matters but I am sure it's all situational.
