Just because someone is arrested doesn't mean that they are guilty. 

But it is something many of us are guilty of (myself included when I started) as there is a tendency to think there's a "perfect" market and we would do ourselves a disservice to invest elsewhere. 

Even if I were sued, I document everything and obey the law, so I won't be found guilty.

I'm guilty of listening to YouTubers and social media, including some of the people posting on BP who emphasize cash flow.

After that bill, I pleaded that they inform us of what the cost of services would be for any work they would need to do and to let us know BEFORE so we could choose if we wanted to proceed or not.

Anyone here that does foreclosures feeling guilty at times?

I'm guilty of being a lurker and have been for several months.

Many aspiring investors start out but setting up their legal entity just to make it seem like they are doing something and moving in the right direction (I was definitely guilty of this) but really, you don't need an LLC or Corporation to start investing in properties.

Check the FTC's case page periodically.those pleadings are well written.. and basically describe the real estate training and seminar business to a tee.
