i moved to detroit last year, read the zoning code, outlined it, studied it. i am just really into it. i would love to connect with developers to help find them land or buildings for loft conversions (or whatever their ideas are). yesterday, i just analyzed all the new build sales last year for price per sqft sold and leased. and i know the 10ish neighborhoods where developers are building new housing stock in my market. but how do i get in front of developers?

@Amanda Rechsteiner nothing on Joe's portfolio list is in the CITY OF DETROIT.They are all in the Ring Cities - inner-ring suburban cities around the City of Detroit.The Ring Cities offer investors mostly solid Class B neighborhoods that make great rentals.We've got a color-coded map on our website that may be helpful:)

Houses have the ability to crash but rents on the other hand generally stay steady and increase over time.My real point to you is that if you buy in a neighborhood that is predominantly owner occupied and then decide to rent later, it will be hard to find good renters on a consistent basis.

i can't take my eyes off islandview and east village - so many new builds in these up-and-coming areas. plus land is cheapest there (of the new build neighborhoods).these are the 10ish neighborhoods in detroit where developers are building new housing stock.30+ new build sales in last 12 months: half sold for $227-300 per sqft. half sold for $301-418 per sqft.build to rent: new builds rent for $2.00-2.57 per sqft.in our R2 zoning, you can build a duplex by right, and you can build up to 8 units with site plan approval (there are minimums, likes frontage and lot square footage requirements, but there's a lot of potential with our zoning code). what do you think abt these prices per sqft?
