Also, if you have a mortgage on the property, landlord insurance will be required, and even a free and clear property can burn down, so it is a necessity unless the building is worthless or you don't mind losing that much money.Buying an investment property first would only be a choice, in my opinion, if I didn't qualify for any special First Time Homebuyer programs in my state, and with your income, you should research it before deciding not to buy owner-occupant first, maybe move in, rent out rooms and then convert it to a full rental a few years from now.

the purchases were all great deals so I am already ahead in terms of what they are worth versus what was spent. after the renovations I could flip them now and walk away with a profit even in this market but I am not ready to flip , rather buy and hold flipable rentals and livable flips (which is where I live in the house I am intending to flip) I am a newbie and my plan came out of necessity I was in the car business and lost a lot of money I needed something to do with my money and I began buying housesthe market was not ripe for flipping but I figured if I can get four or five houses and rent three i could lower my overhead while at the same time begin paying off my student loans, and save for retirement.so that is the whole sordid tale I only tell all of this because you two remind me of big brothers and sisters there is a hint of caring mixed in with the pinching

I try to take 20% and donate part in contributions, conserve cash, buy food and other storage necessities, and also precious metals bullion.I'm well aware that this list would be different if I was compiling it as a 20-year-old, or 30-year-old, or 40-year-old, or 50 year old.

Specialty tools and material needed to remove and install an new HVAC system:Refrigerant recovery machine - $750Refrigerant recovery tank - $100Cost to dispose of recovered refrigerant - up to $10,000 fine if not done properly - You will have to find a refrigerant reclaiming facility to work with you if you are not certifiedVacuum pump - $35025 lb tank R-410A refrigerant ( if you can find someone to sell it to you without proper cert ) $250Micron gauge - $150Refrigeration gauges ( cheap set ) - $100Nitrogen tank and regulator - $350These things alone put you over $2000 additional and that's assuming you already have the other necessities such as a torch, brazing supplies and piping tools.Keep in mind that if you don't know how to properly install a refrigeration piping system the result will be shortened equipment life.

Nevada Vigerously defends their mortgage banking laws.. and those laws include the necessity to be NMLS registered and state licensed for any loan for any purpose on a 1 to 4 unit.. regardless if its your own money or not.
