They have free ACH rent payments, CC payments for a low processing fee, owner & tenant portals, customization, marketing, online signatures, online apps, online screening, and more. 

I've got bad credit which I'm also in the process of fixing and in debt so I kinda see this as the perfect vehicle to exercise my investor mindset muscles. 

ACH rules, which Venmo and Cozy use, allows pull back up to 60 days.

I have tenants ACH deposit into my bank.Their credit reports and background checks aren't as thorough as I'd like, but overall I'm happy with it.

Also, since they are putting in cash, there is never an issue of bounced check or failed ACH.  

It does take a few days for the funds to transfer from the ACH to my bank.

The big thing is they need to be able to have a checking account for the ACH transfer. 

Gets put directly into my business checking account.I also take Zelle, PayPal, Venmo, ACH.

The housing authority will pay the landlord their portion directly (mailed check, or you can sign up for ach deposit).  

This has been a real struggle - I have required ACH payments  for the last 2-3 years and up until now this has not been a problem but has required that the borrower/renter changes bank to one that knows how to do it (still amazes me how badly trained some bank personnel).
