@Neil Sinha It is counter intuitive, but oftentimes the 2nd is a different department within the lender and does not bid at the auction.

Once you have multiple options that can meet your needs, then you get to weigh these options in what you want... whatever option has the highest weight should determine the best possible choice for you... at that point, it's worth doing the risk analysis to help compare this risks associated with each option and take that into consideration before making a final decision.That said don't rule out the parts of these decisions that are more right brained, intuitive, creative, and sometimes seemingly crazy to everyone else.

We haven't yet worked with sellers and I think we are pretty personable intuitive people (hopefully, we'll see), but we definitely get ourselves confused overanalyzing every little thing and have a hard time backing up and looking at the obvious decision (like spending the past year analyzing every little way we could work the MLS, when we should have spent a month and started implementing other strategies).
