Sometimes reading those can give an idea of where the current trend of incidences resides intra-year, which maps cannot do as well.

Hello BP I'm from Las Vegas, NV serious about wanting to start up wholesaling but after doing some reading from what investors posted on here about their incidents with wholesalers not being the best ethics wise.

Here I am 6 months into being a new landlord and have run into my first incident. 

Insurance company paid within 2 weeks of the incident. 

Are these incidents in one general area or are they dispersed throughout the city?

Did they deny you after 30 days from the incident? 

Essentially - 'reserves' mean the association has enough money to cover an incident ie a hurricane.

Though I couldn't really appreciate it...What pulled the trigger was an incidence that I attempted to take down a broken drop ceiling tile, but ended up with all the dust and mouse droppings above it falling all over my face......This is a minor cosmetic job completed in three and half day by my contractor and one of his guy. 

I have used this method myself and without incident.

If you don’t have that in your lease please write up an addendum after this incident.
