@Jay Hinrichs...off topic of REI, but there is a great NPR podcast - planet money i think - about the fued between Kansas City Missouri and Kansas started by tax incentives for applebee's - your Oregon/Cali/IL comment made me think of it :)@Joanne Llaury-Marks - welcome to BP...sounds like you have your tax 'system' in place already :)

The grass always will look greener somewhere else but is it really?

That difference after a couple years of losses will become a cruel reality pushing them to sell and look for greener pastures.If that happens, there will be a glut of property on the market and a self feeding cycle, with the expected result of sale prices dropping.

But your correct foreclosure action just removes the the junior liens.. its does not wipe them off the face of the planet Trustor may still have to deal with them.

Believe me as an 18 year federal agent I am one of the most skeptical people on the planet.

I overlook pitfalls and minimize others, because all I can see is that greener grass.It might be worth taking a step back and taking a deep breath. 

Truly, if there is one piece of due diligence every investor on this planet needs to do regardless of the type of property, it's get an inspection.

However, if you keep the homes under 3000 sq ft, you can make it cost effective...and, one of the most energy efficient, well built homes on the planet.
