This does cause some guests to question "why the house gets warm" every day but it is a simple response to not freeze up the AC unit and to conserve energy/reduce costs.

Pros: No tenant turnover (vacancy, turn/maintenance costs), avoid potential rental decreases.Cons: No rent increases (while expenses could still increase).I can't comment on the demand in the New York market, so take this with a grain of salt, but ideally there isn't a reason to go longer than 13-14 months; if you freeze the rents for 2-3 years, your insurance, taxes, utilities, etc. are almost certainly going to go up but your income won't.

I think we should all take the time to learn the laws regarding the FCRA and with the identity thefts on the rise you should look into what they call credit freeze to stop ANYONE from even viewing your credit without your Pass code.

Thankfully, I called the HA just after getting under contract and they were very greatful, put a freeze on payments, and then worked to get things squared away.

Yards, driveways, gutters, chimneys, roofs, freeze risk, etc.On the bright side, homes are simple to obtain and easy to exit or flexible to offer lease options and other ways to wade out of.

One of the benefits of a newer ptac is they have a freeze protector built in.
