Who one works with matters greatly again, just be very careful on that front, there is a ton of "pandemic" agents out there now willing to sing any song to snag a client, make any promise no matter how incapable of performing on it they may be.

It leaves an awful lot of grey area and takes an exceptionally - and I mean exceptionally - strong company to forgo those dollars from a provider that may not be the best of the best and the highest in class.

As for "going after the landlord"...... the landlord received the $$...... but its now been disputed and needs to be "returned"....so yeah, just like any business put in this position, that business has to pay that $$ back since technically its  not "theirs" anymore since the transaction was disputed and found in favor of the CC holder The CC dispute system is put tin place to protect people from fraud..... but others manipulate it and take advantage of the system that is designed to protect the CC holder.

While you might be considering forgoing a realtor, dont forget that they are acting as a buyer's agent which is protecting your best interest in this transaction, especially given the fact that they're 'free' because seller is paying for it .. why wouldn't you want to add protection onto yourself with one of the largest transaction of your life?

Ironically, that also makes it more costly to stay part time - a full time agent can choose to only work in one, or perhaps two, of the jurisdictions and forgo the expenses of the other license(s) more easily.
