When you get into higher end homes some things can bring a huge price fluctuation either up or down. 

The struggles: 3 units are STR so the revenue of course can fluctuate. 1 units we have 6 months worth of data to prove revenue.

You need to cover those increased costs, along with some extra margin to cover fluctuations.
