Hi All,I have a plan/strategy that i am considering and i want a quick critique to make sure that none of it is fraud and that it is possible.My fiancee and i currently own (since may) a four unit building that we owner occupy (under both of our names with conventional loan) and i own an FHA condo that im selling (only in my name and is to close escrow in 2 weeks).I want my fiancee to purchase an FHA financed 2-4 unit by January of next year and move into it.

You can't go to a fsbo and tell them the house is worth 50k when you know through your expertise as a realtor its worth 100k you can get in trouble if brought to the matt on that aspect.Non licensed people can do anything they want vis a vi offering on property and buying for whatever they want they have no fiducerey to the seller at all.

a lot of my clients are moving to debt side  IE be the bank on really good performing first trust deeds... at the end of the day especially when you consider the price points these can out perform the acutal asset.. as depreciation is really not that beneficial on a few smaller value homes vis a vi the risk of cap ex etc..

I’m 40 years old, single, no kids, no debt ($300.00 to $700.00 gets floated on my visa monthly), I have a good job making 85k annually (could be 95k by the years end), 10k in savings, and good credit somewhere in the high 700s to low 800s.
