@Kale Mullikin Placing too great of an emphasis on completing the BRRRR strategy is one of the biggest mistakes new investors make.

Don't mess with the fire marshal...I know an investor in NB that got a warrant out for her arrest for not completing the punch list that a fire marshal created for her- it was a huge headache.Especially in buildings with more units, the fire marshals are much more strict.

The prospect completed an application and checks the credit and income boxes but does have a mark on the criminal record.

I am a firm believer that you have to live there and offset your prop tax's with zero income tax and of course be a local and self manage. then to me its like any other market in the country basically..I completely get where you're coming from.

You are in two completely different worlds.
