Most contractors, especially in Cleveland right now aren't to keen on "walking" a property you "might" buy unless you pay them in advance and make it really well worth their time.

I'm keen on getting a building with a high cap rate (as is the case with anyone).

Not to keen on areas off of Williamsburg Road, Jeff Davis Hwy, most other areas of south side, especially around the VA Hospital area. 

Those do look like some pretty attractive deals.So, while I'm not too keen on far-away investing, your point that you may have to do that to have profitable rentals is very valid.
