I was planning to offer $35,000 - $37,000 in hopes of getting it for about 40. 1 bedroom 1 bathroom 512 sq ftThis is a non-warrantable property because the complex owns a majority if the units.I spoke with the complex manager and their identical units are not rennovated, (nor is this one) and are renting for $850.It's in an apartment complex with a fitness center, laundry facilities, pool and clubhouse.What do you think of this investment?

It is quite possible for somebody to have legal entry into the USA and have no credit history; when the proverbial "green card" is issued, I believe a legitimate SSN is also issued - and the service should be able to identify that the SSN and the identity of the applicant are for the same person.

The property next door, which is almost identical sold for 325k and there is a rehabbed home on the market 2 doors down for 350k (500 sq ft larger and its beautiful, been on the market for 106 days).

If each individual owner did their own screening you may have 5 properties in the portfolio that are otherwise identical and have 5 owners with different screening expectations.

They don't even have an eviction order at the time of that writing so it could be another 9k as she plays the system.When i read the link that Roy N. posted, the name she gave the landlords was not "NINA WILLIS", so they were given fraudulent identity by Nina; had they done the proper due diligence in performing background checks / screening, that is something that should have become uncovered and thus they would have been able to decline that tenant application regardless of the name used.
