It's a new rental season and I like to brush up on my knowledge of the law in out very landlord unfriendly state. 

A good paint brush and roller would be good to have.

But don't brush it off - if you say you'll get back to them - GET BACK TO THEM in a reasonable time frame.

It would not hurt to brush up on Florida Chapter 83 Landlord-Tenant statutes.

Return screening fees to those you didn't run and provide a copy of credit report as a courtesy to those applicants you did and statement of credit denial (required by law) and didn't qualify.I would also take a Fair Housing class and brush up on any changes you may be unaware of in the law for landlords in your city or state.

Time to brush up or hire a property manager.  

Brush up on fair housing laws because if you get caught up in a suit it'll make your life suck for a while.

Also, something that drives me nuts about only having a sink with no counter-space around it - there is no place to set down your brush or your toothbrush.  

Do you paint with roll brushes or do you use a paint sprayer?

This charge is typically $50/month, but since they are pretty "green" and also agreed to take out/in the garbage and brush barrels, I lowered it to $25/month for UNLIMITED laundry!
