The car had been moved by that point so A let it go for the time being it seemed but clearly is going to be upset if it happens again.Looking back at it in hindsight, I kind of wish I hadn't even got involved and just told both A & B that they needed to talk this over like civil adults.

You need to make a list of the qualifications that you will screen potential renters. 3x income, minimum credit score, number of adults over 18, number of people residing at address, then if possible eviction history and criminal history.

So far in 2021 many markets are already up 5% PER MONTH and the inventory problem has only gotten worse.  2008 is still fresh in many people's minds, and for many of us millennials (I don't identify as one, but I can't control the year I was born so it is what it is) 2008-2010 is the only recession we have lived through as professionals/adults.
