I recommend looking into passive pockets and the syndication forums https://www.biggerpockets.com/forums/960 for reviews on syndications.

Challenges with finding people who want to do a smaller projects and not cost exorbitant amount of money Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I currently have an STR in the Poconos and I would recommend if you ever pick a home here to consider style. 

If you have a multi, I usually recommend not allowing tenants to store items in the basement.

Would the landlords out there recommend providing extermination service to make tenant happy, or remind her that the home was rodent free at beginning of her lease.

If you go too low I would either recommend self managing or liquidate it. 

I find it helpful to know the 'why' to help understand and move forward.I would 100% recommend you talk to a lender and get preapproved before moving forward on the triplex.
