As far as Santa Rosa goes, stay away from the southwest & southeast part of town.

The very southwest corner of EC (Roxana) has some nice houses.On the other end of the spectrum, I drove the southeast quarter of EC the other day and I wouldn't invest there personally (yet).

Does anyone know of a good portfolio loan source in southeast Michigan?  

I would also focus on affordability of the market, tax situation, friendliness of local govt to business, quality of life and number of renters in the market.The South East & West markets are more attractive right now, due to the factors listed above.BestGino
