You've already read @Brandon Turner's book, but you may want to re-read it if your not clear on all the strategies available to you for finding deals.Also, he's hosting a webinar tonight on that exact topic:https://www.biggerpockets.com/webinarI've connected with a number of investors at CFRI and outside of it who have expressed interest in funding 100% of my deals in exchange for 50% of the profits.

Re-reading some of your concerns I realize that I have not addressed one of them, that you can't really afford to buy in NYC without leveraging up to kingdom come ... that is a very valid concern, since the only ones who really lose out long term in a market like NYC are those that can't make it to the long-term because they stretch too far and are forced to sell at the worst time or give it back to the bank.
