My two son in laws (20 somethings) gave me the bigger pockets investing in real estate book for my birthday in November, which I read immediately and am rereading now. 

Reread your current lease and identify all of the lease violations and address them now.

Re-reading some of your concerns I realize that I have not addressed one of them, that you can't really afford to buy in NYC without leveraging up to kingdom come ... that is a very valid concern, since the only ones who really lose out long term in a market like NYC are those that can't make it to the long-term because they stretch too far and are forced to sell at the worst time or give it back to the bank.

Frankly his hot book wasn't even that great - I'd read a Gary Keller book any day before I'd reread that.

I highly suggest re-reading Think and grow rich as often as possible.I actually dedicate an hour each day to reading that book.

I reread my post and I wrote it wrong. $600 for the line install, THEN the additional cost of the range (anywhere from $700-3k depending on model). 

I have read and reread a lot of books on real estate and BOOM I get lost again.
