He said that I could and should form a "real estate privacy trust" for each rental house, and that the law prohibits due on sale repercussions for moving titles into those entities...Can any of you verify this?

Chris, if it's a fenced yard, SFR, with them having primary yard responsibility, I would give them notice for any time you need to go inside the gate other than knock on the door to collect rent, serve notice, etc, out of respect for their privacy.

We have exchanged several emails regarding this dispute in the last week; culminating in an email I received a couple days ago stating that they feel I am violating their privacy rights by not adhering to the 10-3 agreement and they threw in some lovely legalese about not having brought the issue up earlier for fear of 'retaliation'!

And here is my BP report here{Moderator:  Removed picture of rent-roll as it contained tenant names which is a breach of their privacy rights}I'm planning to offer $150,000 with 20% down (from my HELOC at 5.5% so i didn't include in the BP analysis) and I think the numbers will support up to $175,000 before its less then $100 a door.

If you'd like additional privacy, look for a home with a downstairs bedroom and bath and the other bedrooms and bath upstairs.
