DSCR is just a simple way of purchasing an investment property when you do not qualify using personal income (Paystubs, W2s, etc..) or you want to close in the name of an LLC.  

Also, I personally wouldnt cash out refi right now just because the interest rates are high but thats just my opinion and it really just depends on the numbers if you want to make a calculated decision. 

Your estate could still go through probate to determine how the LLC and other assets are distributed.You may be able to record a "transfer on death" deed for your property so it automatically transfers to another person when you die.

I’m not an expert, but I don’t think you could live in the new property if you 1031 nor would you be able to access any of the proceeds for personal reasons.

I'm sure there are plenty of paid mentors and coaches out there, but from personal experience its been the on the job 1 on 1 time with someone doing what you are trying to thats been most impactful to me.  

You can take any amount you want out of that profit but realize you will be taxed on anything that hits your personal account. 

Should I go with this architect person to handle it?

Been getting nowhere with zoning laws found online and in the local library for Yonkers (in westchester county) as to whether any permits are needed in order to operate such a business. 

And in general, it's "only" gonna cost a person 40% gross rents......
