If you can craft an experience that is above and beyond what the guest expects when visiting your location, then the reviews will come in positive. 

So expect a request for a new frig, new stove, maybe a laundry room upgrade...they will keep coming until you get the ability to say "what you had when you signed the lease is all you get for the lease duration". 

It really depends on your specific buying criteria and what your expectations are for a "good deal".

When I checked in, Tenant expected me to list the property back in April '24 when he verbally conveyed a possibility of early move out.

--comunicating information in a manner that leaves no ambiguity regarding planned or expected actions--seeking (requiring) clear unambiguous answers or responses,--documenting agreements in writing.

Frankly, the expectation is that this will be their last move.
