If these were an pool of mortgages owned by a typical financial institution, or an MBS pool, the investors typically retain the underlying interest in the pool even if the servicing institution goes belly up. 

There is money to be made in all of those communities and the cash flow is probably very fat compared to other areas in NJ, but just know the area well before diving into a tough town.  

Oil and gas is wildly unpredictable and since coal went belly up, oil and gas is the only major employer in the town.
