It’s a local thing but typically you pay property taxes based on the local taxing authority’s determination of Market Value....not based on sales price, particularly between family members at a reduced price.

It would be a prudent thing to also cite the listing brokerage (as guided above) and to have that agreement with the listing broker (not the agent . . .their broker, since the agent doesn't do business under their own authority).
