This does not appeal to most investors as most want to get in and out quickly so I may find I have a difficult time making this deal appealing to most passive investors.

Are you attempting to get started in NPN and wholesaling simultaneously or you're going to try them out and stick with whichever appeals to you the most?

I remember hearing on the podcast once someone mentioned when they offer they submit 3 or 4 different offers with different financing structures to make seller financing more appealing to the seller. 

If you do not show up for Court you're automatically Evicted.If for some reason the JP Judge Evicts you then you'll have 5 days to Appeal.

I've been going to Chelan for 40+ yrs but I've only once stayed during the winter months and I wouldn't do it again (Leavenworth has much more appeal during the winter season).Also, the fire season has been trending worse over the last decade or so. 

I fought it for 3 years through RAP, Alameda County Court and eventually to the CA State Court of Appeals.

Its waterfront, that is the big appeal.

I just don't understand the appeal with the lack of deals and tenant laws.

I will say that phasing in from black to SS is much easier aesthetically than white to SS.
