As long as mortgage rates are lower than potential returns on something like income funds a wise investor would have minimum dead equity.

Totally agree with @James Wise on securing inspections, clear title and the default appraisals. 

I've lived in the property for 6 years and know everything is well sorted maintenance wise, and the property management group uses year long leases with no early terminations. 

@Olivia Umoren, first let me congratulate you on taking the step towards recognizing that RE is a GR8 investment if done wisely. 

Photos appear that the house needs very little if not nothing done to it rehab wise.

@Brian Pulaski good idea...my agent suggested putting another cheap type beadboard on top, but I worried about it sticking out too much (depth-wise)@Angel Gutierrez haha no way I'd pay market value. 

MKE is tough you have to be in the right block to attract the tenants other wise you just have to settle and cross fingers..
