I'm ending year 2 now of my Real Estate career but have learned boatloads, but look back and see that I missed out on a ton of deals because I wasn't surrounded by the right people and had "paralysis by analysis" or vice versa.

My two cents is,  since you're the captain, you could work out your rent payment anyway that you like since you already know you have a great tenant in place.

Or vice versa depending on how comfortable and profitable you would like to be.

Also keep in mind that the deal is more important than the location, you can buy a terrible deal in a great market and vice versa.

If he or she is a good tenant and you want to keep them in the property, offer to pay for the fans if they pay for the install (or vice versa) with the condition of signing a longer lease, say another 2 or 3 years.
